Profile:
David Close spent 12 years as a builder of high end custom homes running his prior company, Pacific Design Estates. As the economy turned and the buyers of high end custom homes evaporated David decided to go in a new direction. He engaged his brother Mike and together they started Spinnaker Development with the goal of delivering a new level of craftsmanship and quality to select mid-market neighborhoods in Newport Beach.
The Challenge:
David felt that there were a number of things that he could have done much better to handle the winding down of his previous company. His choices cost him a significant amount of money. In starting Spinnaker Development there were three main challenges. First, could they deliver the financial results in a very tough real estate market. Second, how could David improve himself and ensure that he makes good business decisions and keeps controls in place. Lastly, how could he mentor and grow his brother and new partner in the constructions business.
The Solution:

David and Mike have a clear vision and mission of where they are going and what they are going to do to get there. They have successfully sold their first project at a 8% ROI. This proved the business model. In addition, the final buyer matched nearly all of the target customer criteria that had been identified. They have two more remodel projects nearing completion with two more purchased along with two new construction projects that are in process.
